A North Fork branch is now set for Trump Park Avenue at 502 Park.  The space was originally targeted for a restaurant that would have likely paid less rent.  “We got plenty of offers from five star restaurateurs,” said Kim Mogull of Mogull Realty. “But, in the end, we went with a clean, classy, corporate use.”  The approximately 3,000 foot space had an asking rent of nearly a million dollars a year. Mogull was Trump’s exclusive broker and represented North Fork as well.  “Donald’s  relationship with the bank cemented the deal,” Mogull added.  According to haith Hope Consolo, Chairman, Prudential Douglas Elliman’s Retail Leasing and Sales Division, it’s “Banks, banks and more banks.”  Jeffrey Roseman of Newmark Knight Frank, who represents Commerce Bank, agreed the good news for other retailers is that the market has corrected a bit. “We are not having four banks bidding on the same corner driving up the rents,” Roseman said.  Banks are being sought for new development projects that are actually driving the creation of entire neighborhoods and attendant retail.  “It’s nice to have a bank and the ATM,” Ripka said. “It’s good for the developer and the bank.” Lois Weiss
